Every recurring plan begins with a thorough deep clean — baseboards, light fixtures, inside appliances (oven, fridge, microwave), ceiling fans, window sills, door frames, switch plates, vent covers. More scope than any competitor in the market. Inside-cabinet cleaning is not part of deep clean scope — that's reserved for move-in / move-out services, when cabinets can be addressed empty.

Stucco, trim, soffits, eaves, tile-roof fascia — plus the attached garage walls, which are included in the exterior wall measurement (estimated 4,000–4,499 sqft exterior bracket for a Vista two-story of this footprint). Recommended 2× yearly. A la carte: $725/visit.

Gutter Cleaning · 2-Story

Yes — priced by linear feet. Your home falls in the 150–250 LF two-story bracket (tile roof with full fascia run on all four elevations). A la carte: $250/visit. Important here given the tree overhang on the preserve-view side.

Pool Deck Refresh

$235 / visit · plan rate

Inside the screen enclosure — pool deck surface, coping, and edging wash. Priced for the 800–1,199 sqft bracket based on the lanai footprint we walked. If the deck measures larger we'll adjust on-site before we touch anything. A la carte: $275/visit.

Paver Drive & Walkway

$295 / visit · est.

Driveway, front walkway, and entry pavers — surface pressure wash only (joint sand & sealing is a separate service). Site-measured on first visit for exact sqft. Most Vista drives fall in the 1,000–1,499 sqft bracket.

Roof Soft Wash · Barrel Tile

Assessment required

Barrel tile roofs need a gentler technique and product mix than shingle roofs. We never spray anything we haven't verified — Philip will walk the roof plane on the first visit and quote the exact scope. Recommended every 18 months.

Truck-mounted hot water extraction (steam clean) for bedrooms, family rooms, stairs. Standard room up to 250 sqft $55 · large room $75 · great room $95 · whole-home 5+ rooms package at $45/room. $150 minimum. Pet odor treatment +$25/room.

Sanding & Sealing · Paver Joints

$3.00–$3.50 / sqft

The service FCPE is known for — clean, re-sand joints with premium angular sand (never polymeric), apply breathable water-based sealer, full guarantee. Regular pavers $3.00/sqft · natural stone (travertine, flagstone, bluestone) $3.50/sqft. Typical paver driveway + walkway + lanai deck lands in the $3,000–$5,000 range.
